Ah! Okay! I think I figured it out. o.o I knew for a fact I had managed to get both "versions" of ending 10 before, because I sucked so bad at playing my first couple of times, but there really isn't any difference between the two at all, except HOW they occur (not when, like I thought).
The first ending 10 occurs how you have listed here, but it seems that there is another way it can happen. I did scrounged around for another guide that listed 11 endings and found this one (http://boukun-rashiku.livejournal.com/231138.html) (and srsly, i wanna know WHHHHHHY i couldn't find any of these guides in the first place, RAAAAAWR! xD), and this particular person writes:
You will get Crippled Version Two no matter what options you chose at first IF you: 'Prepare the tools first' BUT then 'Open the envelope first.'
I tried this out for myself just now (thank god for that fast-forward button), and yes, you do indeed get ending 10 this way, except you don't have the option to choose "Stay in Cell" and "Go Outside"--Guys goes outside by himself without you choosing options.
So... as far as I know, ending 10 is the only ending you can get TWO ways, not just one. @__@ I learned something tonight.
Also... I want people to stop confusing me by saying there are 11 Enzai endings. XDD Therefore, your guide pwns all.
